Turnkey greenhouse complexes for investors
Greenhouse complexes for investors — an asset with transparent economics
An investment greenhouse project starts not with the choice of a frame, but with a concept and a financial model. Before a decision is made, the crop, the area, the site, the growing technology, CAPEX, OPEX, the launch schedule and future operation all have to be brought together into one working model.
The approach suits private investors, funds, agricultural holdings and regional projects. As a result the investor gets not a single greenhouse, but a fully developed facility with design documentation, engineering systems, a clear budget breakdown and a plan for reaching full operation.
What this solution is suited for
Design and construction of a new industrial facility on a prepared site
Adding phases, new crops, engineering modules or production areas
A complex with its own boiler house, grading, packing, warehouse and logistics
Developing a concept with an assessment of profitability, payback period and project potential
Developing a production programme that accounts for regional demand, support measures and investment potential
Reviewing the original solutions, adjusting the equipment package and improving efficiency
Key advantages of the complex
Precise load calculations for your construction area
Temperature, humidity and ventilation kept within set parameters
Stable plant nutrition without wasting water or fertilizer
Lower running costs through properly selected systems and materials
The project expands in phases without rework
Technical supervision and stage-by-stage acceptance
Support after launch: maintenance, diagnostics, recommendations
We do not just erect a frame — we bring the facility into operation

What a turnkey greenhouse complex for investors includes
A full EPC work package covers every stage — from the first meeting to the facility reaching its design capacity.
Concept and financial model
At this stage we prepare a feasibility study and a business plan: crop, area, region, growing technology, indicative CAPEX and OPEX, gross yield, marketable output, sensitivity to prices and costs. The concept is prepared in a format you can present to a bank, to a fund’s investment committee or to a regional Ministry of Agriculture when applying for a subsidy. The goal is a realistic model you can base a decision on.
Design (concept and detailed design stages, state review)
Once the concept is approved, the design documentation is prepared — this is the stage that goes through state expert review, including the federal review body where state support or subsidized lending is involved. Detailed design documentation follows: frame drawings, load calculations (snow, wind, seismic), engineering systems and equipment specifications. At this stage all project figures are fixed and carried over into construction.
Construction and equipment supply
The frame of the greenhouse complex is manufactured at our own steel structure plant. Translucent structures (glass units, polycarbonate, film), climate control equipment, the heat substation, a boiler house or a gas piston unit, hydroponics, supplementary lighting, packing and warehouse equipment — everything comes as a single package. On site the work is delivered under a general contract using an EPC or EPCM model, depending on the contract format.
Commissioning and support
Once installation is complete, the engineering systems are balanced for the crop: the climate computer is tuned to the region and the season, hydroponics is brought to the required EC and pH values, and emergency scenarios are tested. Support through the first season makes it possible to reach the design yield without a long learning curve for the staff and without avoidable losses.
Project economics: CAPEX, OPEX and payback period
The cost structure of a greenhouse complex follows a standard pattern, but the actual figures depend on the region, the crop and the technology.
CAPEX structure (summary)
| Item | Share of budget | What it includes |
|---|---|---|
| Land and site preparation | 5–10 % | Purchase / lease, utilities, roads |
| Frame and translucent structures | 25–35 % | Steel, glass/polycarbonate/film |
| Engineering systems (climate, irrigation, lighting) | 25–35 % | Boiler house, hydroponics, LED, automation |
| Process and packing equipment | 10–15 % | Packing lines, warehouse, cold storage |
| Design, expert review, supervision | 3–7 % | Concept and detailed design, review, designer supervision |
| Commissioning, training, working capital | 5–10 % | Launch of the first season |
OPEX structure (typical year)
| Item | Comment |
|---|---|
| Energy (gas, electricity) | The largest item, especially with supplementary lighting |
| Seed material and crop protection | As required by the crop protocol |
| Nutrient solutions (fertilizers) | Hydroponics, fertigation |
| Payroll | Agronomist, engineers, workers |
| Service and depreciation | Lamp and filter replacement, running repairs |
| Logistics and packaging | Delivery to the sales market |
The payback period is calculated for each specific project. An exact IRR or a date for reaching full capacity cannot be guaranteed in advance: they depend on market prices, the region, gas and electricity tariffs and the quality of the staff. It is more accurate to work with a range and with scenarios — optimistic, base and conservative.
